Al Furjan is one of Dubai’s most popular residential districts, it is a vibrant neighbourhood that celebrates the true spirit of community. Arabic for a ‘collection of homes’ or ‘small village’ it has been designed with houses and apartments built in small clusters, connected by a series of walkways and parks. It is also easily accessible from the main Sheikh Zayed Road and Sheikh Mohammed Bin Zayed Road highways and is located in close proximity to Ibn Battuta Mall and Discovery Gardens.

As per the Dubai Land Department, Al Furjan has registered sales transactions over AED 2.1 Billion (USD 570 Million) between 1st January 2022 and 1st November 2022. This popular community is averaging a Gross Rental Yield of 7%* in 2022 due to the fact that it is developed, with schools, parks, shops and a mall close by, along with the Al Furjan metro line making connectivity across Dubai simple. This is why it is a great investment for buyers and families looking to settle in the area, and for investors alike. The second quarter of 2022 saw a near 90% occupancy rate in Al Furjan’s vacant apartment listings and the area is expected to experience a continuous influx of investors, home-buyers, and renters.

With more than 30 park areas, multiple sports courts, cycling tracks and walkways representing a quarter of the master plan, Al Furjan is a great community to settle in. A second Pavilion at Al Furjan West, including a mosque for 500 people, is also under construction.

Al Furjan is served by the Al Furjan metro station on the Red Line of the Dubai Metro. The station opened in 2021 as part of the Route 2020 extension for Expo 2020. The Gardens Metro Station, Discovery Gardens Metro Station, Ibn Battuta Metro Station, and Jebel Ali Metro Station are all close by.

The Al Furjan neighbourhood is located just after Discovery Gardens and is part of the Jebel Ali district in Dubai.

Over the last 1 year, prices for off-plan apartments for sale in Al Furjan have ranged from AED 850 to AED 1,100 per Sq. Ft. (USD 230 to USD 300 per sq. Ft.). This is based on the Developer, the project amenities, and the location of the development.
